Is the Albanian coast a good buy-to-let investment?

How far is the coast from the airport?

Tirana Airport (Rinas) is the main gateway: Durres is about 45 minutes by car, Vlore around two hours, while the Ionian Riviera and Saranda are further, three to four hours. The new Vlore airport is set to bring the south much closer.

Can a foreigner buy property in Albania?

Yes. Foreign individuals can freely buy apartments and buildings in Albania in their own name, with no citizenship or residency requirement. Agricultural land is the main exception: foreigners cannot own it directly, but may access it through a local company or a long-term lease.

How does the buying process work and what does it cost?

Purchases are finalised before a public notary, who verifies title, then registered at the State Cadastre Agency (ASHK). Budget for notary fees, a property transfer tax of roughly two to three percent of the reference value, and modest ASHK registration fees. Registration usually takes a few weeks.

Does buying property help with a residence permit?

Owning property can support an Albanian residence permit application, typically issued for one year and renewable. Property ownership alone does not grant automatic citizenship.
