A clean volume, with a 1-meter cantilever exit on the two upper floors, further emphasizing the front facade. On the northern side, a break in the facade on the ground floor has been created so that the secondary entrance is also highlighted. The structure is concrete/steel with a beam-column system. The building is monitored by 10 external cameras to increase security. Also, there are 3 (three) external hydrants, 4 (four) fountains, 1 (one) oil pit, and 1 (one) technical pit for vehicles. Underground floor The underground floor has an area of 1141.11 m² and a height of 4.6 m. On this floor, there are two water tanks and a pump station where two pumps are installed. One is dedicated to the Fire Protection System (MNZ), and the other is for drinking water. There is also a technical room. The underground floor has natural and cross ventilation through windows oriented east-west. There is also a perimeter drainage system for underground water and a dedicated pump to remove this water. It is sufficiently illuminated by 41 rectangular LED lights. The underground floor is equipped with smoke sensors, sprinklers, and two hydrants. There are 7 cameras covering the entire floor to enhance security. Ground floor The ground floor, or floor 0, has an area of 1141.11 m² and a maximum height of 7.92 meters; this height and the large space between axes 2-3 (7.20 m) allow the future accommodation of an overhead crane (crane with a capacity of 3 tons, weight of the crane 1.1 tons). At level +2.00 is the electrical cabin room. At level +4.68 m, the space is designed to organize rooms such as offices with an area of 89.19 m². A camera is installed. The ground floor is illuminated by 6 (six) circular ceiling LED lights connected via channels. Seven cameras and 41 smoke sensors are installed. The building has 2 groups of elevators inside, respectively on the two sides of the building, in the southern and northern parts. One of them is an industrial elevator that starts from the underground floor and ends on the second floor, with a load capacity of 3.4 tons. The other elevator, for people’s use, starts from the ground floor and goes to the second floor of the building, with a load capacity of 400 kg. The entire building is designed as an open space for industrial use. The stairs are equipped with black metal handrails illuminated by LED lights. The stairs from the main entrance are illuminated naturally through facade cracks. They also have smoke sensors and lighting. A space for a coffee bar is designed at the secondary entrance. Folding doors are installed at both entrances. First floor The first floor has an area of 1164.74 m² and a floor height of 5.76 m. This floor is illuminated by 44 rectangular LED lights, with 5 cameras and 47 smoke sensors installed. Second floor The second floor has an area of 1164.74 m² and a floor height of 3.60 m. This floor is illuminated by 44 rectangular LED lights, with 5 cameras and 47 smoke sensors installed. It has access to a terrace. Terrace Both staircases have access to the terrace. The terrace can be used and is surrounded by parapets at a height of 140 cm. The building facade consists of a combination of materials: exposed concrete masonry, rectangular brick, and glass windows. The building has a certain rhythm on the facade through proposed light openings on all four sides as well as facade cladding. The windows are made of cold aluminum, and the glass is double laminated tempered with an air gap.
